INDIAN NECK BAYFRONT
Southold, NY

Perched along the edge of the Peconic Bay, this project choreographs a gradual transition from woodland seclusion to expansive waterfront views. The approach begins with a winding, tire-track driveway that weaves through an existing oak–hickory woodland, where a low-bush blueberry understory establishes a quiet, immersive entry experience. To strengthen ecological performance and seasonal richness, we reintroduced layers of native understory plantings, including dogwood, American holly, and rhododendron, enhancing biodiversity and habitat value.

As the woodland opens, the sequence unfolds into a sunlit meadow and apple orchard, offering a moment of release before arrival. A low stone wall defines the threshold to the arrival court, reinforcing a sense of place and permanence. On the bayfront, a permeable gravel terrace provides both a functional and aesthetic response to the site—supporting stormwater infiltration while creating a refined outdoor living space. A sculptural bayberry anchors the terrace, selected for its resilience and coastal character. Beyond, the bluff has been carefully restored with native plantings, stabilizing the slope while reestablishing a dynamic, regionally appropriate landscape that seamlessly connects land to water.
